Home Inspection Process

General House Inspections: 

1. Check all lights, ceiling fans, lamps and replace bulbs if needed. 
2. Check AC Filter and replace if necessary (at least once/month). 
3. Be sure all furniture is arranged as it should be and looks nice inside. 
4. Wifi and cable access are working  
5. Check that all the TV’s and cable is working 
6. House Guides – available and in good condition.  
7. All Bed linens were changed and tidy, 4 pillows on each bed.  
8. King pillows on King beds.  
9. Floors are clean, rugs are vacuumed  

Bathrooms Inspections :

1. Check toilets are clean 
2. There is toilet paper in the holder and there is an extra roll 
3. Hand soaps are filled 
4. There is body wash if that house permits it 
5. There are hand towels. 

Kitchen Inspections:

1. Check the dishwasher is empty and there are dish washing pods available. 
2. There is dish soap and sponges are clean or replace them. 
3. The hand soap is refilled. 
4. There is paper towel. 
5. The microwave and oven are clean. 
6. Check and test all appliances to make sure all are working properly. 
7. Spot check refrigerator and freezer for cleanliness. Remove any food left behind. 
8. Coffee maker filter is emptied.  
9. Trash emptied, new bag added  
10. There are 13 gallon and 4 gallon trash bags under the sink. 
11. Check through all of the drawers and cupboards.  

Cleaning Closet & Laundry Inspections:

1. Washer and dryer were emptied, lint is removed.  
2. Linens and towels are available and neatly folded. 
3. Check that there is laundry detergent, stain remover. 
4. Check the cleaning supplies: Toilet paper, paper towel, bleach, all-purpose cleaner, floor/ tile cleaner, window cleaner, Pine-sol, air fresheners, liquid refill soap and AC filters. 

Outside Inspections:

1. Clean the outside area (sweeping away debris or branches)  
2. Skim the pool if there are leaves or debris with the pool net. 
3. Top up the pool with the hose if it is low.  
4. Check that the pool vacuum has not been removed. 
5. Check the Spa if the property has one. 
6. Check that the lawn is properly manicured and maintained.
7. All outside furniture is arranged nicely and pillows are in good condition. 
8. Throw away any trash outside. 
9. Be sure that trash can is brought in/ out as needed on off-trash days 
10. Make sure the pool, hot tub, and the pool area is clean. Add water to pool, be sure heater is off.  
11. Scrub the grill with grill brush so it looks presentable, also be sure outside of grill is clean. Grill cover is on. 
12. Empty mailbox, throw out junk mail, send pic of anything important. 
13. Lock ALL Doors!!!
