šŸ“† Extending a Stay in OwnerRez

Purpose:
To efficiently extend a guest’s stay, update dates, charges, and agreements in OwnerRez.


1. Determine Channel Type

  • Airbnb: Follow Airbnb’s platform to change dates and charges.
  • Booking.com: Convert to manual charges, adjust rates (per ā€œChanging Chargesā€ SOP), then collect payment manually.
  • Vrbo (iCal): Extend dates in Vrbo platform, then update charges and payments manually in OwnerRez.
  • Vrbo (channel integration) or direct booking: Follow general instructions below for full control within OwnerRez.

2. Change the Dates

  1. Open the booking via calendar click, search by Booking #, or guest name.
  2. Click Change/Move.
  3. Adjust check‑in/check‑out dates and choose email notification options.
  4. Click Save Changes to update all calendars and channels.

3. Recalculate Charges

  • After saving new dates, choose whether to recalculate charges:
    • Yes: Uses current rates—ideal if you want standard pricing.
    • No: Keeps existing charges—useful if giving a free night or preserving applied discounts/add‑ons.
  • Review amounts carefully before continuing.

4. Manually Adjust Charges (as Needed)

  • If charge differences exist beyond standard recalculation, go to Charges tab and manually edit/add/delete charges.

5. Collect Additional Payment

  • Once charges are correct, collect payment:
    • If card is on file: use Transactions → Collect Payment.
    • If no card: use Transactions → Request Payment from Guest.
    • For channel-handled payments, record payment manually when received.

6. Update Rental Agreement

  • After changing dates, request a new rental agreement.
  • If the system message template has been modified, use a custom email with {BULEASE} link to prompt re-signing.
