Standard Check-In Time: 4:00 PM
Grace Period: Free starting at 2:00 PM
Early Check-In Rate: $50/hour before 2:00 PM
If a Guest Requests Early Check-In:
📅 Anytime BEFORE the Day Before Arrival:
- Check if OwnerRez calendar shows no guest departing same day.

- If available, send Early Check-In Quick Reply via booking platform:
- Explain that we check availability the day before arrival.
- Let them know early check-in is $50/hour before 2pm, and 2–4pm is free.

- If another guest is checking out same day, reply:
- “Unfortunately, we have guests departing the same morning of your arrival, so we’ll need to stick to the standard check-in schedule to give our cleaning team enough time to prepare the home for you. Thanks for understanding.”
- Set a reminder in WhatsApp > Inquiries Updates (Endorsements) to check availability the day before check-in.
📅 On the Day Before Arrival:
- Check with the inspector and cleaner to confirm early check-in is possible.
- If confirmed:
- Notify the guest it’s available.
- Inform them of the rate ($50/hour before 2pm).
- Charge the guest:
- Airbnb: Use the Resolutions Center.





- Other Platforms:
- Add a line item to their charges by going to the Charges > Change Charges. Select Add Line Item under the charges, then select the appropriate charge (Early or Late checkout). Update the total to reflect the total charge for the checking change. Save changes.


- Go to Transactions tab > Request Payment.

- Confirm guest has paid before giving the go-ahead.
- Tag the guest record as “booking resolutions”.


- Add a note: “Early Check-In – $X charged” for accounting team.

✅ Late Check-Out Process
Standard Check-Out Time: 10:00 AM
Grace Period: Free until 12:00 PM
Late Check-Out Rate: $50/hour after 12:00 PM
If a Guest Requests Late Check-Out:
📅 Anytime BEFORE the Day Before Departure:
- Use Late Check-Out Quick Reply via booking platform:
- Explain we check availability the day before departure.
- Let them know late check-out is free until 12pm, then $50/hour after.
📅 On the Day Before Departure:
- Check OwnerRez calendar for same-day arrivals.
- If same-day turnover, reply:
- “We hope you enjoyed your stay and we wish we could host you longer, but unfortunately we need to stick to schedule to make the house ready for the next person.”
- If available, check with the inspector and cleaner to confirm.
- If approved:
- Notify the guest of approval and fee if after 12pm.
- Charge the guest:
- Airbnb: Use the Resolutions Center.
- Other Platforms:
- Add a line item to charges.
- Go to Transactions tab > Request Payment.
- Confirm guest has paid before confirming late check-out.
- Tag the guest record as “booking resolutions”.
- Add a note: “Late Check-Out – $X charged” for accounting team.
