Important Note:
When creating owner blocks, it’s critical to understand how this impacts the cleaning and inspection schedule in Operto. Any block created in OwnerRez will automatically sync with Operto and may trigger a cleaning task unless the block has the term, “Not Available” included in the title of the block.
To avoid unnecessary cleanings or inspections, always enter “Not Available” in the Title field if no cleaning is required. This ensures the event is recognized as a block and not a stay, preventing automatic tasks from being generated.


1. What Is Blocking-Off Time?

Blocks are used to reserve time on the calendar when the property is not available for guest bookings. This could include owner stays, maintenance, renovations, or personal use. Blocks do not include guest communications, payment collection, or automated messaging.


2. Creating a Block

  1. Click Block Off Time in the Bookings section.
  2. Select the property, check-in and check-out dates.
  3. Enter โ€œNot Availableโ€ in the Title if no cleaning is needed.
  4. Add notes if needed (visible internally).
  5. Click Save to apply the block.

3. Block vs. $0 Booking vs. $1 Quote

  • Block: No automation or guest messages. Best for internal use, maintenance, or unavailable time.
  • $0 Booking: Triggers automated messaging and guest-like activity but charges nothing.
  • $1 Quote: Sends a quote to the guest, collects payment and agreement, but offers full control over settings.

4. Blocking Multiple Properties

Use the Bulk Block-Off Tool to apply the same block to multiple properties at once. Useful for maintenance or company-wide blackout dates.


5. Canceling a Block

If plans change, you can open the block and click Cancel to release the dates and make the property available again.
