The best way to check for new inquiries and to make sure you don’t miss any is to look through the reservations@easyairrentals.com email.
Once you receive the inquiry it could be a number of things.
Here are examples and best ways to handle them:
An inquiry for specific dates for a property.1. Double check the Ownerrez calendar to see if those dates are available.2. Double check that the rates quoted are accurate and updates (New Years/ Xmas rates may not have been updated at the beginning of the year)3. If the home is available and there are no restrictions on the home (For example: Some homes require you to check the availabilty with the Owners directly as they may live at the property part time), then you can send them the following reply: “Hi  (Guest) Thanks for writing!  Yes, the dates are available and we would be happy to host you and your family/ group here.  The home is absolutely gorgeous and the area is fantastic.  I am sure you will love it here :).  Let me know if you have any questions and we are very happy to help.  I look forward to hearing from you and wish you a wonderful day and all the best! I have sent you a pre-approval.Kind regards, Lance, Katie, Jell, Jenna & Martin”4. If they have any additional questions about the home you can answer that in between this script. For example: Is the pool heated?
An Inquiry asking a question on a property:You may get an inquiry coming in with a question about the property. They may be asking questions on the location of the home, nearest beaches or amenities or specific questions on the home, such as “Is the spa heated?”If you receive a question about how far something is from the home, go to Google Maps and input the address and the desired location of the guest and you can reply back to the guest with how many miles or minutes drive it is from the property. If they ask a question about the house, example “Do you have beach chairs and umbrellas?” and you do not know, you can reach out to a Cleaner of that property or look at the amenities and descriptions to see if it is listed anywhere. You can also check in with the Property Manager for the area to see if they can answer you.
An Inquiry with a request to book a property:You may receive an request to book a property. You can double check Ownerrez and the rates to see if it is available for the requested dates for the correct quotes rates. You may have to contact the Owner of the home directly if the home falls under the list of Part-time Living Owners (Owners who live in the home part time during the year and may or may not be using the home at the requested time or happy to move out for the right reservation thats profitable to them.)
An Inquiry if pets are allowed:If someone asks if pets are allowed, you would ask for more information on the pet if they did not provide it (Size, weight, shedding). You would double check with the Property Manager of that area if the Owners of the house will allow pets. If yes, you will inform the guest that it is ok, however there will be a $200 pet fee that is non-refundable.
An Inquiry if under 21’s are allowed:Should you get an inquiry that someone is under 21 wants to rent the house (18 – 20 years old), you would ask them what their plans are for their stay and why are they traveling. If you want to allow them to stay you need to send them the house rules about No parties/ Smoking/ Illegal drugs/ loud music after 9pm etc. being a fine of $500 or being askedto vacate the home depending on the seriousness of these rules being broken. Example, if the cops are called and there is evidence of illegal drugs being used, they would need to leave and be fined or forfeite their security deposit.
